Simple Ways to Add Value to Any Home


So you've been offered a job in a new city, or you need to move for family or medical reasons, or you have a new baby and you need more room, or you've just decided that it's time to trade up, or downsize. Whatever the reason, you've made the decision to put your house on the market. You're looking around and you realize that the things about your home that make it feel "well loved," and "lived in," to you might make it seem... well... "shabby," or "run down" to a stranger. What can you do with limited time and limited resources to give your home that much needed face lift? How can you ensure that prospective buyers see all the charm and, well, value that you see when you look at your beloved home?
First, know that you do not have to spend a million dollars to add value to your home and entice buyers. While it is true that old or shoddy plumbing or a faulty roof will take away from your home's value, investing in a brand spanking new roof or all new plumbing is not a magic bullet to increase the value of your home in today's, or any, housing market. Instead of investing in major renovations, make sure your home is up to your local building codes, and then spend your time, energy and, yes, money on those areas where you will get the most bang for your buck.
If you have a little time and money to invest, take a look at your floor plan. If you have an older home, you may have a more dated layout with many smaller rooms. Consider knocking down a few (non load bearing!) walls to combine some of those rooms. Today's buyers expect a certain amount of flow in their homes. We've moved away from the formal dining room, living room, kitchen, look of yesterday toward a more informal, organic, and flowing living space where all of these living spaces meld together seamlessly. Today's parents like to keep an eye on kids at play in the living area while cooking, watching the game or working in a home office type setup in what once might have been a formal dining room. Solid walls cramp this style pretty severely. If you can't take out entire walls, you might consider removing close-able doors between these rooms and widening doorways to create a more flowing, connected space.
In addition to the flow of space, think about light. Today's home buyers want a home that is light filled and airy. Think about all of those sunlit morning coffee and breakfast cereal commercials that today's 20 and 30-somethings grew up with. If possible, consider enlarging one or more windows, or at a minimum updating or freshening window treatments. One of the most cost effective ways to up the appeal of a room and thus help improve your home's value is simply to invest in a can (or a few cans) of paint. A pop of color on one wall can give a room a designer touch. If you don't think you have an eye for color, consider consulting an interior designer. The return on your investment will likely be well worth it in the long run.
